Building Maintenance Technician Job Description:This is skilled repair and maintenance work of considerable variety. The Building Maintenance Technician is often the single most responsible party for resident retention. Not only does the Maintenance Worker play a key role in the resident’s comfort and safety, there often includes more interaction with the residents than any other on-site personnel. It is therefore essential that the Maintenance Worker portray a professional, courteous, and “We Care” attitude while on the job. This position reports to the Maintenance Manager or Senior Maintenance Manager. Intermediate Maintenance Worker Key Responsibilities: Complete resident requested service orders on a timely basis Oversees the daily maintenance operations of the site including coordinating work orders.Works closely with the Property Manager and Maintenance Manager to ensure standards are upheld and that budgetary restrictions are followed.Organizes and schedules contractor’s work and ensures timelines are adhered to and provides updates and reports to the Site Manager.Administers all paperwork related to the maintenance operation including purchase orders, coding, and month end reports.Would be available to assist new and existing maintenance personnel in the portfolio with maintenance problems and be able to give clear direction and guidance. Would ensure all maintenance personnel within the portfolio are completing maintenance duties in accordance to company standards.Responds to work orders and emergency situations if required including but not limited to: plumbing repairs including unplugging toilets, grouting and/or replacing counter tops, removing and installing appliances, screen and window repairs, replacing lights when necessary, fences, hot water tanks, and furnace repairs.Ensures preventative maintenance by following a schedule or creating or adding to an existing one.Makes decisions as to whether contractors should be called in. (including Site Manager, Cleaners, Leasing Agents, Maintenance staff, Residents, Contractors and Head Office staff)Cover off during the absence of the Maintenance Manager.Signs trades in and out and ensures that the work has been fully completed.  Building Maintenance Technician Qualifications: Working knowledge of carpentry and small renovations and basic knowledge of electrical, mechanical and plumbing.Ability to first walk units vacated units and complete unit condition reports.Ability to successfully coordinate all aspects of unit turns from start through finish.Oversee and maintain all aspects of interior/exterior property maintenance.Advanced troubleshooting methods resulting in repair rather than replacement.Ability to average 12 work orders per day if needed.Ability to execute community specific preventive maintenance plans.Ability to work within established expense limits for cost effective operations.Assist in the execution of special projects.Maintain parts inventory and an organized garage for an entire community.Able to maintain paperwork and complete administrative tasks.Maintains and repair all facets of pools including pumps and filters.
